Insulation does not last forever, and in a damp climate it often does not last as long as people expect. When the existing material is wet, mouldy, rodent damaged or flattened, it has to come out before anything new goes in.

We remove attic, wall, basement and crawl space insulation and dispose of it properly. It is quoted as its own job so you can see exactly what that part is costing.

Why We Will Not Just Spray Over It

Foam bonds to the surface it is sprayed onto. Spray it onto a damp compressed batt and you have not fixed anything. You have sealed a wet problem inside an assembly where nobody can inspect it.

The same goes for rodent contaminated material. Sealing that in does not make it go away, and you will smell it in July.

If the existing insulation is dry, intact and doing its job, we will tell you it can stay. We would rather do a smaller job properly than sell you a removal you do not need.

What Tells Us It Has To Go

Batts hanging out of crawl space joists. That is almost always a sign the material has been wet and has lost its loft.

Grey, flattened or matted attic insulation. Droppings, runs or nesting material. A musty smell that gets worse in warm weather.

Water staining on the underside of the roof deck. Insulation packed tight against a soffit vent so the roof cannot breathe.

Anything that was installed over a leak that has since been fixed. It will still be holding the water.

Old Foam That Failed

We also remove spray foam that was installed badly in the first place. Off-ratio foam, where the two components were not mixed correctly, does not cure properly. It shrinks, pulls away from the framing, sometimes crumbles, and it can keep giving off a chemical smell for months.

There is no way to fix it in place and no way to spray over it. It has to be cut back to clean substrate and redone. If you have foam that still smells, or that has visibly pulled away from a rafter, get somebody to look at it.

How The Work Is Done

The area gets sealed off from the rest of the house and put under negative pressure so nothing travels. Material is vacuumed out or bagged at source rather than carried through the building. Surfaces get cleaned down and, where needed, treated before anything new goes on.

Then we take a moisture reading on the bare substrate. That reading decides whether the new insulation goes in that week or whether something else has to be fixed first.
