Cold Storage Is A Vapour Problem First

A refrigerated room has the largest vapour drive of any building on a site. Thirty degrees and humid outside, a few degrees above freezing inside, and that difference pushes water toward the cold side constantly.

If it reaches the assembly it condenses, then freezes. Once ice forms inside an insulation layer it stops insulating and starts damaging the structure around it.

Closed cell foam is a continuous air and vapour barrier as well as insulation, with no seam for vapour to find. That is why it dominates this application.

Steel Buildings And Thermal Bridging

A steel frame conducts heat very well, which is the last thing you want in a wall. Batts between girts leave the steel itself bridging straight through.

Foam sprayed over the inside face of the assembly covers the framing as well as the space between it. That continuous layer is worth more than the nominal R-value suggests, because it deals with the bridging rather than working around it.

Roof decks and underside of steel deck. Perimeter walls and gables. Loading dock surrounds, which leak badly and are usually ignored. Rim conditions at mezzanine floors. Refrigerated room envelopes. Boiler and mechanical rooms where you are trying to keep heat in a small space.

Covering, Fire Rating And Occupancy

Commercial work brings its own requirements around thermal barriers, ignition barriers and flame spread ratings, and they are stricter than residential in occupied areas. We will spell out the covering requirement in the quote rather than leaving it for the inspection to raise.
